A housing company is carrying out a survey of the views of its 23,000 tenants and leaseholders.
The Gateshead Housing Company is asking residents what they think of its services and performance after its first two years of operation and what people expect to see in the future.
The company's second annual survey is being carried out this month and next as it plans to spend up to £1m a week on improvements to homes.
People will be asked their views on tackling anti-social behaviour, household repairs and their overall impressions of the company, which was recently awarded a two-star status by the Audit Commission.
Chief executive Bill Fullen said: "We really do want to get the views of every single tenant and leaseholder.
"This will allow us to plan the improvements to services we want to make over the coming year, and then allow us to look further ahead than that.
