A second independent government inspector has ruled that a large garden should not be developed in a leafy suburb.
Earlier, an inspector refused to overturn the refusal of planning permission for a house in Leeds Road and Beech Road, in Oatlands, Harrogate.
Now, a second inspector has dismissed a development appeal for the same site.
The latest garden plan would have involved demolishing a triple garage, erecting a double garage, plus a garden- cum- games room as ancilliary to a first-floor apartment.
The appeal was lodged by Robin East who wanted to overturn Harrogate Borough Council's refusal.
