ONE NorthEast, the regional development agency, is often in the news for ambitious multi-million pound regeneration projects like Middlehaven in Middlesbrough and its property division is similarly going from strength to strength.

Industrial and commercial property owned by One NorthEast stretches from the Tees Valley up to North Northumberland and interest in its various estates and premises is as bouyant as ever.

Queensway House in East Middlesbrough, a £1.6m joint venture development with Middlesbrough Borough Council has been so successful it is almost fully let.

Dave Smith, head of estate management, One NorthEast, said: "This scheme has attracted both established and new businesses who have appreciated the thought behind the development.

"Our research highlighted that employers likely to locate to Queensway House wanted to have on-site management, reception and conference facilities so we delivered what they needed," he said. "We also designed excellent security provision for the scheme so our tenants have total peace of mind when they lock up at the night."

Originally designed as a managed centre of 16,130 sq ft divided into 6,918 sq ft of office space, and workshops totalling 9,212 sq ft, the office space proved so popular, the workshops had to be converted to larger office suites to cope with demand.

There are now 31 office suites with only two still available, four reserved by potential occupiers and the remainder let.

A separate stand-alone workshop development adjacent to Queensway House, comprising eight workshops, totalling 10,534 sq ft has been similarly snapped up.

It is fully let and has a waiting list of companies wanting to be based in the premises. Further information about One NorthEast's property portfolio is available from the property department on (0191) 4977583 or (0191) 487 8941 and www.onenortheast.co.uk.
