BUILDINGS in Ripon's conservation area could be demolished and replaced with 24 new homes.
The existing buildings are said to have no architectural merit and detract from the appearance of the area.
Ripon area planning committee of Harrogate Borough Council is recommended to back the proposal by TC Developments when it meets on Tuesday.
The site, near the city centre, fronts Alhallowgate and Stonebridgegate, and consists of a large warehouse, office block and semi-detached home.
The development would be mostly two-bedroomed units, in a courtyard, with a row of terraced homes facing Stonebridgegate and Allhallowgate.
However, the scheme has run into objections from Ripon City Council.
A spokesman said: "No other industrial land is currently available to replace the loss of this area and there is an extreme shortage of employment land in Ripon.
"Ripon has met its housing requirement and an intensive site such as this will saturate the housing market.
