Sunderland's four-game winning run ncame to an end at Elland Road, where the Wearsiders had not finished in front for 39 years.
Leeds United's leading scorer, Mark Viduka, brought his tally to 13 goals with the decisive second in the 76th minute after laying on the opener for Lee Bowyer after 23 minutes.
It was a disappointing performance by Sunderland, who could have lost by a greater margin after Norwegian Erik Bakke hit the post and Viduka brought a crucial close-rang save from Thomas Sorensen.
Sunderland did not create many chances, with Quinn blasting a shot over in the first half and his second half replacement, Danny Dichio, heading against the bar in the last minute.
It was a game spoilt by niggling fouls and seven players - four from Sunderland - were booked.
