COUNCILLORS have approved plans for a three-bedroom detached home at Fairfield, Sharow, near Ripon.
But the scheme cannot go ahead until the developer gives £225 towards facilities at Sharow Recreation Ground.
Planning officer Jill North, reporting to a meeting of Ripon area planning committee of Harrogate Borough Council, said the scheme ensured trees would be kept.
A condition imposed is that fencing must be erected around specified trees until development work is finished.
Developers must also ensure their access road gives clear visibility to the main road.
