A plan to build 50 houses at an east Cleveland riding school has been turned down.
Officers from Redcar and Cleveland Borough Council had recommended its planning committee approve the plan to develop the site of the former Cleveland Riding Centre, at North Skelton, into a housing development.
But the committee said that access to the proposed estate, from Whitby Close, was unacceptable.
Councillor Helen McLuckie, chairman of the planning committee, said the road was already busy because it was used by schoolchildren.
