OWNERS of a landmark pub have been refused planning permission to develop homes on the site.
Outline permission for development at the Bay Horse Inn, Burnt Yates, Nidderdale, was turned down by members of Harrogate Borough Council's area planning committee at Masham.
The scheme could have led to the pub being turned into three homes, a detached hotel block into three properties, and development of five detached homes on the car park. Planning officials opposed the application, a decision which was backed by councillors.
Applicant Tony Robinson said that every effort had been taken to maintain and increase trade, but the business could be forced to close without the development.
