High street clothing store Next is considering a move to the former Dressers site, in Darlington.
Speculation about the shop's future intensified when it was revealed that discussions were taking place and an announcement was due any day.
A spokeswoman for the firm, which has premises in the town's Northgate, said: "We are aware of the opportunity at the store, but we are at a very early stage. There is no confirmation of any details."
The building has been in the hands of Stockton developers Terrace Hill since the stationer closed last April after 150 years in the town.
Earlier this week, Terrace Hill's managing director, Robert Canswick, said: "I am having talks with a national multiple on Monday and hope to be able to make an announcement midweek."
High street names linked to the building in the past have ruled themselves out of any move.
A spokesman for clothing firm Gap said: "I can confirm there is no requirement for a store in Darlington."
Jon Howells, spokesman for bookshop Ottakar's, said: "As far as I am aware, we are happy where we are in Darlington."
