Teesside Airport chiefs have objected to plans to build a warehouse on an ecologically sensitive part of the site.
The scheme by Dutch logistics company LV Shipping of the Netherlands to create the warehouse and offices could create up to 28 jobs.
The site lies to the north of the main access road, opposite Cleveland Motorhomes.
A report by planning officers at Darlington Borough Council says the scheme would enhance the airport's expansion potential.
But in a written objection to the proposals, Teesside Airport chiefs say it will spoil the sense of arrival at the airport and is incompatible with the scale of adjoining development.
They also believe the warehouse should be located elsewhere in the airport and not on an ecologically sensitive site, and that access and use of articulated trailers could impact on the main airport access road.
An objection has also been received from the occupant of Lancaster House, to the north of the site, on the grounds of noise, visual intrusion and disrupted access.
At Wednesday's planning committee at Darlington Town Hall, council officers will recommend permission be granted subject to a list of 17 conditions.
