WORK is underway on the £14m makeover of one of Newcastle's most high profile sites.
Architects Ryder has been selected by developer Crown Dilmun to provide 150,000 sqft of residential apartments and 20,000 sqft of office space as part of the redevelopment of Swan House, due for completion in the summer of 2003.
The new development, renamed 55 North, will also offer 10,000 sq ft of potential food, drink and leisure space.
Ian Kennedy, principal architect at Ryder, explained: "The long-awaited refurbishment of Swan House can now begin with the demolition of the west podium followed by the fit out of the apartments.
"One of the key challenges has been to minimise its rather hostile public areas, to create a new alternative city area.
"Office space is planned on levels one and two of the original 1970's development, with 165 apartments taking up the remainder of the building.
"Three additional units on the ground floor are proposed for restaurant, bar and leisure use."
The residential space will include one and two-bedroom apartments, while the top two floors will offer two-bedroom duplex penthouses with spectacular dual aspect views over the city.
At ground level, a well-lit piazza, with hard and soft landscaping and water features will create a clean and contemporary public space at the heart of the building.
Upgrading and improving pedestrian access is also fundamental to the scheme. The existing underpasses will be enhanced and a street level crossing at Mosley Street is proposed.
Mr Kennedy added: "Swan House stands at the gateway to both the city centre and the Quayside, and possesses a distinctive image and style. "As such, it is crucial that the planned regeneration of the space delivers dramatic and visible results, which will be welcomed by both the tenants and residents of Newcastle alike."
