Defender Ugo Ehiogu rescued a point for Middlesbrough to preserve their unbeaten run at home this season.
The England international headed home Geremi's corner in the 88th minute after Ian Pearce looked to have earned the Premiership basement boys a vital win when he converted Jermaine Defoe's cross in the 76th minute.
Boro fell behind to a Joe Cole strike a minute into the second half but were level 12 minutes later when Szilard Nemeth combined well with Alen Boksic before firing past David James from an angle.
Pearce restored The Hammers' advantage only for Boro to draw level again through Ehiogu.
