COUNCILLORS have deferred a decision on proposals to build 79 houses in Derwentside.
The plan was to create two, three, four and five-bedroomed homes on land south-west of Knitsley Gardens, in Templetown, Consett.
Derwentside District Council's development control committee decided that further public consultation was needed.
Two letters of objection have been received from people concerned about noise levels and the number of houses in the area.
They argue that children enjoy playing on the grass so the playing field should not be used for housing.
The area was part of the former Consett steelworks site.
Senior planning officer Simon le Heune said: "With respect to the general layout, design and character of the proposed development, the proposals seek to develop a high quality housing development with the natural slope of the site being used to develop split two and three-storey linked townhouses.
"These properties will face on to the main road, allowing the site to integrate with the surrounding environment rather than being an inclusive and enclosed development."
The application includes proposals for landscaping and off-street parking.
The Environment Agency has also objected to the plan until a flood risk assessment can be carried out.
Applicant Project Genesis is undertaking the assessment, which is due to be submitted to the council for consideration.
The matter will be debated on February 17.
