AMENDED plans for a flats scheme in Guisborough have caused further controversy and 60 letters of objection.
Officers are recommending that Redcar and Cleveland Borough Council's planning committee approves the plans for 12 flats on land off Enfield Chase on Wednesday.
The scheme was originally submitted for a larger development of 18 flats, was subsequently amended to eight flats, and four town houses and further amended to 12 flats, which will go before the committee.
The development proposed is for two two-storey blocks of six flats with pitched roofs.
More than 50 letters of objection from residents, together with a petition, were received in respect of the scheme originally submitted. A further 60 letters have been received in respect of the revised schemes.
Residents are concerned that the development is on a greenfield site and that there would be problems with drainage and noise.
Letters state that the scheme is too big and out of scale with the surrounding area, and that it would have an adverse effect on the privacy and light on adjacent bungalows
There are also fears over inadequate car parking, and that poor road access would be detrimental to highway safety on Whaddon Chase, Enfield Chase and Eglington Avenue which are school routes.
Guisborough Town Council also opposes the application stating the proposed site was unacceptable, and that it would be over development.
There were no objections from Northumbrian Water or the highways department.
Applicant Ravensworth Properties Ltd has said the site is within the local plan development area and has existing dwellings to the east and west.
The land, which is owned by the neighbouring Gracelands nursing home, is currently grazed by horses.
Planners are recommending approval with conditions including the removal of first floor balconies on one block. Perimeter trees and hedges should not be removed without consent.
