AN eyesore terrace of derelict cottages at the entry to a village could soon be demolished and replaced with a new housing estate.
The run-down area of Leeming Bar would be regenerated, if the scheme gains approval from Hambleton District Council tomorrow.
Chevin Housing Group wants to knock down the seven-house terrace, on the A684 Northallerton Road, one of the main routes to the Dales.
A total of 25 houses would be built on the site and neighbouring paddock, using green construction methods and materials, such as timber-frame structures and high levels of insulation.
Parish councillors and people living in the village have complained that five of the cottages, which the owner has been trying to renovate for more than 20 years, bring an air of dereliction to the area.
The cottages became the subject of a compulsory purchase order when Chevin Housing Group was granted outline permission three years ago.
A public inquiry into the purchase orders, due to be held in November, was cancelled after the owner withdrew his objection.
Planning officer Lydia Spiller has recommended the plans be approved.
She said a key factor in favour of the redevelopment is that 52 per cent of the homes will be affordable properties for rent.
"The proposal will ensure the removal of the row of terraced properties, which are of a neglected appearance," she said.
"The design of the properties is fairly simplistic and of a scale and form in keeping with that of the existing neighbouring properties."
Members of Aiskew and Leeming Bar Parish Council backed the application, but voiced concerns over the possibility of cars being parked on the pavement and children from the new estate having to cross the busy A684 to get to school. They also asked who would be responsible for a wooded area and a grassed area on the site.
Parish council chairman Bob Pocklington said: "We are keen to see that land redeveloped and we have been assured there will be 52 per cent affordable homes, which will meet a local need.
"That area of Leeming Bar is pretty depressed at the moment and this will liven it up.
"Anything that enhances the village will be very welcome."
