A North Yorkshire site formerly home to a food business has been put on the market for £1.3m.

Located in Bishop Thornton near Harrogate, the former Gilmoor Foods site is listed by estate agents Feather Smailes Scales.

The site spans around six acres and comprises various buildings totalling roughly 20,000 square feet as well as a five-acre paddock.

The estate agents describe the sale as an "exciting opportunity" for those interested in either continuing the commercial use of the site or redeveloping it for residential purposes, subject to obtaining the necessary planning approvals.

A scheme has been developed by the current owners for five new build dwellings extending to over 11,500 sq ft.

This would also include the redevelopment of the existing residence on the site into a large single dwelling extending to over 5,000 sq ft.

Alternatively, the entire area could be a chance for the development of one impressive dwelling with substantial outbuildings suitable for recreational, leisure or work purposes.

The current buildings on the site include a detached stone-built house with a walled garden, a barn, a single-storey industrial/office building with outbuildings and a three-bedroom flat above, and a detached industrial building.

The latter was previously used as a food storage unit and offers ground and dock level access.

The site is located in a desirable area, with far-reaching views to the south over Bishop Thornton, Ripley, and towards Harrogate.

It is also in close proximity to Brimham Rocks.

The village of Grantley is nearby and is home to Grantley Hall, one of the region's premier leisure facilities, which includes hotel rooms and gourmet restaurants.

The site is situated between Ripon and Harrogate, making both centres easily accessible.

It is also close to the delightful walks of Nidderdale and the North Yorkshire Moors.

The estate agents note that the site offers significant scope for redevelopment, but benefits from the possibilities of utilising permitted and class Q development opportunities.
