Durham County Council is selling a plot of land at a Stanley industrial estate for £650,000.
The site, described by the council as a "vacant potential development site", is situated within Greencroft Industrial Park.
The industrial estate is located south of the village of Annfield Plain and was developed in the mid-1980s, now including a number of light industrial units.
It is predominantly occupied by local businesses, including Karbon Homes, Lanchester Wines, Allflex Livestock Intelligence, and Tosoh Quartz.
The site in question is located on the north-eastern boundary of the industrial park, next to McVickers Electrical Contractors, which has been on the site since 2007.
The land is largely a grassed surface with some vegetation.
A tree belt separates the site from the southern neighbouring properties.
The council says all major services are believed to be present within or near the edge of the site.
However, it is up to prospective buyers to confirm the extent, availability, and suitability of these services with the relevant utility providers.
The site is allocated as employment land under Policy 2 in the County Durham Plan, making it suitable for uses such as offices, industrial, research and development of products, storage, and distribution, subject to planning permission.

Durham County Council owns the freehold of the site, which is registered with the Land Registry.
Vacant possession will be granted upon completion.
The council is selling the site by Private Treaty and is inviting offers on a conditional basis, dependent on the grant of planning permission.
Unconditional bids will also be considered.
It is made clear that the council is not obliged to accept the highest or any offer made.
Durham County Council has stated that they expect pre-application discussions with the Local Planning Authority to commence no later than four weeks after an offer is accepted, subject to contract and planning consent.
The buyer will be responsible for the Council's Surveyor Fee based on three per cent of the accepted offer price, with a minimum of £18,000, as well as the council's reasonable legal fees.
