A new commercial building is set to be built at Westfield Farm after planning approval was granted by North Yorkshire Council.

The development on Brompton Road in Patrick Brompton near Bedale is for a storage facility to support a wood yard and log business already on the site.

Submitted by Messrs R and PM Feasby with Miss Daisy Tilley from Hardcastle Rural Surveyors Ltd as the agent, the application was granted on November 20 by North Yorkshire Council, with specific conditions.

The building, featuring a steel portal frame and olive green cladding, will span a proposed gross internal floor area of 668.74 square metres, aiming to blend with the surrounding environment.

A Biodiversity Net Gain (BNG) Assessment is required as part of the approval, mandating habitat creation and a 30-year upkeep and monitoring period.

Development plans also include tree planting for improved visual screening.

Access will continue from Brompton Road without any changes, and surface water drainage will be managed on-site via soakaways to reduce flood risks.

The approved development must commence within three years from the decision date.

It must adhere to the approved plans and materials, and any trees planted as part of the BNG plan that become disused or die, must be replaced.

The structure's design aims to resemble a typical farm building, maintaining the local aesthetic.

It's important to note that the approval does not exempt the applicants from obtaining further consents, such as Building Regulations or other statutory requirements.

The application, registered under the number ZD24/00497/FULL, was initially submitted on September 4.
