Plans to demolish a garage on a Darlington street to make way for a three-bed house have been submitted.

The application, made by Nigel Massey, aims to build a two-storey dwelling at 15 Prior Dene, within the garden of an existing bungalow.

The new structure has been designed to integrate smoothly with its surroundings, reflecting the predominantly 1960s bungalow style of the area.

The inclined plot allows the ground floor to sit near street level, with the second storey not exceeding the height of the existing bungalow.

Proposals highlight the developer’s commitment to minimal ecological disruption, ensuring no habitat loss or degradation.

The adjacent woodland is also expected to remain unaffected.

The development includes a sedum and wildflower green roof, supporting local biodiversity and aiding stormwater management.

It will be fitted with high levels of insulation and solar slates on inclined roof surfaces, promoting energy efficiency.

A pitched roof extends to the balcony level on the first floor, lessening visibility of the second storey from the street.

The building's western elevation faces untended woodland, and no first-floor windows directly face adjacent homes.

The cul-de-sac location naturally limits the visibility of the new dwelling, while the setback of the two-storey element makes it less intrusive.

A rear garden, including patio, is designed to match the neighbouring property in size.

Two parking spaces are designated at the front of the property.

Feedback from this consultation informed adjustments in the design to ensure it aligns with planning requirements and responds to any early feedback.

A decision on the plans will be made at a later date.
