Plans to build two houses in Darlington have been thrown out by the council after no action was taken on the application in more than six months.

The proposal, initially to build three terraced two-bedroom houses, was later changed to two.

These homes were meant for the family of the owner of No. 6 Glebe Road and the site, at 7 Glebe Road, Great Stainton, near the King's Arms pub, was previously a vacant parking lot and a construction site for earlier developments at 5 and 6 Glebe Road.

Despite these plans, the local planning authority closed the application on October 15 due to inactivity from the applicant.

This decision was made because the applicant did not provide any further written updates or contact.

An appeal against this decision is no longer possible.

Carilina Mulvenna was the applicant, and Ian McGregor of Elder Lester McGregor acted as the agent.

The land, measuring 310 square metres, had previous permission for a four-bedroom detached house.

Proposed buildings were designed to blend with nearby properties, particularly No. 6 Glebe Road, with six on-site parking spaces planned.

Plans also considered nearby heritage assets like the Grade II listed King's Arms and The Old Rectory.

The Historic Assets Officer had earlier raised concerns that the proposed terraced houses would not fit the character of the area, especially compared to the previously approved single traditional-style house on the site.

The officer noted that the terrace would resemble an apartment block with modern design features, increasing the urbanised nature of the development.

This was said to detract from the heritage setting of the King's Arms and would not comply with national and local planning policies, specifically NPPF Paragraph 194 and Darlington Core Strategy Policy CS14.

There were also several objections from members of the public.
