Plans to demolish an office on a Durham City industrial estate have been submitted to the council.

The proposal involves replacing the current office at MGL Group, Renny's Lane, with a new, modern two-storey building within the car park of the Dragonville Industrial Estate.

The new office will feature a contemporary design with silver and grey metal cladding, aluminium windows, and silver gutters.

The current office space for the company will be transformed into additional parking space.

The new building is expected to align with the industrial look of the surrounding area, while also enhancing the site's visual appeal.

The development will increase the total number of parking spaces from 44 to 78, including 14 electric vehicle charging stations and four accessible spaces.

It will also gain a new vehicle access point in the southwest corner to serve the existing garage.

Total site area for the proposed development is more than 6,700 square metres.

The new office building is being designed to comply with national and local planning policies, focusing on sustainable design, employment land use, and minimal environmental impact.

It meets the design standards of the National Planning Policy Framework and County Durham Plan, promoting energy-efficient and sustainable construction.

The building is expected to receive a "Good" BREEAM rating, with a total score of approximately 49.01 per cent.

The building's energy-efficient features include low-carbon design, energy monitoring, and reduced carbon emissions.

The office will maintain its current number of 78 full-time employees.

The planning statement for the development claims the new office will improve the site's functionality and parking capacity.

Measures are also being taken to improve biodiversity on-site, with the pre-development biodiversity value currently at 0.88.

The development is expected to be approved promptly due to its adherence to local planning policies.

The application is currently under consideration by Durham County Council.
