Plans to open a cafe on the Front Street of a County Durham town have been lodged with the council.

The proposal involves converting a residential unit, 4 Front Street, Consett, into a retail cafe.

The site is situated between a dentist's office and a Chinese takeaway.

The proposed development will also include new shop fronts for both 2 and 4 Front Street.

These alterations will feature expanded double-glazed doors with aluminium frames.

The site, covering an area of 147 square metres, is not expected to face any flood risks and does not require additional parking spaces or new vehicular or pedestrian access.

Following the development, the cafe is expected to hire up to four full-time and four part-time staff.

The cafe, named No. 4 Coffee House, aims to create a welcoming environment for guests.

Detailed checklists for opening, closing, and cleaning operations have been included to maintain a high standard of service.

Ventilation proposals for the kitchen and seating arrangements for the café have also been outlined, focusing on maintaining a clean and functional workspace.

The site has been assessed for environmental considerations, with no current known contamination, asbestos use, or evidence of chemical spills or waste disposal activities.

The rainwater drains are shared with neighbouring properties, and there are no known groundwater issues.

The planning proposal is currently under consideration by the council.
