Plans have been outlined to build 13 homes behind a County Durham pub.

The proposed development, located on a vacant site behind the Horse and Groom Pub in Consett, will feature a mix of three-storey detached houses and two-storey semi-detached houses.

A previous planning application to Durham County Council had outlined nine homes on the same site and was approved but expired without being implemented.

The site is surrounded by residential properties to the east, south, and west, and opens to greenbelt land to the north which will remain unaffected by the development.

The design of the houses will be influenced by the sloping nature of the site.

Properties built on the site will be a mixture of two-storey semi-detached buildings and three-storey detached buildings.

The layout has been 'optimised' for parking, with each house having two spaces and provisions for electric vehicle charging and cycle storage.

Proposed houses on the site will be market housing, with parking for 26 cars. Each home will also have private outdoor space.

The primary access to the site will be from Consett Road.

Some trees will need to be removed to create access points, but the site's steep gradient has been addressed through split-level home designs.

An access road will be built to Durham County Council standards.

The development aligns with existing residential uses nearby according to the applicants Admiral Taverns, a company that owns the site, including the Horse and Groom Pub.

The project is expected to generate local construction jobs and contribute to the local economy via spending by new residents.

Plans were outlined with Durham County Council on Wednesday, with the council set to discuss the application soon.
