A County Durham holiday park in an area of outstanding natural beauty has been put up for sale for £850,000.

Fineburn Chalet and Caravan Park, located near Frosterley, Weardale, is being listed by estate agents GSC Grays.

The park, which spans 7.25 acres, is situated on the edge of the Durham Dales, close to the village of Hill End and within a mile of the market town of Frosterley.

The business generates income from holiday caravan, chalet and residential park home pitch fees and sales, as well as site service charges.

According to GSC Grays, the property offers a "unique opportunity to grow and maximise income from a popular holiday park, given the strong nature of the trading location and number of pitches already accommodated".

The park is currently able to accommodate 26-holiday static caravan pitches, of which 22 are occupied.

Four are under residential occupancy and 18 are holiday pitches, occupied on either a seven or 12-month basis.

The site also houses eight chalets.

In addition to the holiday accommodations, the park includes on-site living quarters.

This is an "attractive, stone-built, two-storey house" with a kitchen/dining room, sitting room, two bedrooms and two bathrooms.

GSC Grays describes the location as "quiet and secluded with fantastic views of the upland countryside".

An application has been made to build a larger shed in place of one of the chalet sites.

The park, which has been in the same family ownership for over 30 years, generates an annual income of around £64,000 from the 22 occupied caravan pitches.

The current pitch fees range from £2,167 to £2,400 per annum each.
