PLANS have been submitted to Darlington Borough Council for the erection of a three-bed home in Sadberge.

The one-and-a-half storey dwelling would have integral garage within existing rear garden, parking provision for one vehicle and new vehicle and pedestrian access, installation of solar panels to roof, and air source heat pump to south elevation, and is in Middleton Road, Sadberge.

The property is located within the Sadberge Conservation Area, in Darlington.

According to a planning statement, the proposed development will not adversely affect any listed buildings.

Although it is next to the church yard it is sufficiently set back that it does not affect the church, or its setting and the proposal is designed to enhance the plot from its existing usage and condition and the development fits within the traditional grain of this part of the village.

The current property consists of a double-fronted house with a very large garden to the rear.

This proposal is for the division of the garden and the construction of a new house at the opposite end of the plot.

The house, called Newbanks, is a double-fronted traditional property which sits within a row of houses in a mixture of traditional styles located in Middleton Road, Sadberge.

The Newbanks plot is heavily contoured following the lie of the ground and peaks at the centre of the garden falling away to the front (east) and the rear (west).

The garden is bounded by a mixture of hedges, fences and neighbouring buildings.

There is a neighbouring property, Half Acre, which bounds the house and garden to the north.

The garden of this property contains extensive sheds and outbuildings at the west end of their plot adjacent to the proposed development area.

The proposed site sits lower than the adjacent churchyard and the reduced massing due to using the roof space means that the proposed dwelling would have minimal impact on the church and its setting.
