Plans to build 46 new homes in a County Durham village are underway with construction set to start this year.
The 46-unit project in Sadberge near Darlington involves a range of three, four and five-bedroom detached and semi-detached homes.
Construction is due to begin later this year, with funding provided by Karbon Homes.
North East housebuilder Homes by Carlton has bought land for the new Saxon Vale scheme in Sadberge, in partnership with Next Level Developments, a branch of Karbon Homes.
Simon Walker, managing director at Homes by Carlton, said: "Following our Joint Venture funding partnership for Woodberry Park in Staindrop, we’re delighted to be working with Karbon Homes’ Next Level Developments again.
"I believe this funding structure is an excellent example of an innovative approach to enabling regional house builders like ourselves to deliver high-quality homes throughout the North East, providing prospective home buyers with more choice."

Saxon Vale forms part of a £60 million investment by Homes by Carlton and is set to provide hundreds of jobs in the coming years.
This initiative is part of the company’s ongoing commitment to deliver high-quality homes throughout the North East.
Sarah Robson, director of development at Karbon Homes, said: "Through Next Level Developments, Karbon Homes’ Joint Venture funding arm, we are committed to supporting regional housebuilders in the development of much-needed new homes.
"The returns from this support Karbon Homes’ continued investment in our affordable homes programme."
Building on the success of earlier projects such as Middleton Waters in Middleton St George, Saxon Vale adds to Homes by Carlton’s strategic growth plans.
Emma Worth, development manager at the firm, said: "With Saxon Vale following closely behind our Woodberry Park in Staindrop and Beauford Park in Witton Gilbert announcements, we’re making excellent progress on delivering on our £60 million commitment to build beautiful new homes in the region.
"Building in sought-after locations that have much to offer home buyers is imperative to us.
"As we move through 2024 and beyond, we will deliver our pipeline of 500 new homes and continue to add to it through strategic land acquisition."
