Parker Barras add that the property is in good decorative order and has recently seen improvements, including rewiring the first floor and adding a new flat roof at the rear.
Not just a hair salon, the property provides a steady income with the salon's existing five-year lease, which kicked off in July 2024, at a rental income of £12,000 per annum.
Notably, the property is situated opposite the Middlesbrough bus station and is neighboured by a selection of retail businesses, including Burger King, Super Games World and Nail Icon.
Further west, in Middlesbrough's pedestrianised centre, national chains such as Sports Direct, Footasylum and Barclays Bank can be found.
Parker Barras says that Middlesbrough acts as a service hub to surrounding towns and villages, and is easily accessible, being located one mile east of A19 and adjacent to the A66.
