Plans to build 135 homes in Easington Lane have been approved by Sunderland City Council.
These homes will be constructed on the former Forest Estate land which has laid vacant since its demolition in the 2000s.
Bellway North East submitted the detailed plans, which were unanimously approved by the city council's planning and highways committee.
The site, spanning 12 acres south of Murton Lane, will see the construction of 21 two-bedroom houses, 58 three-bedroom properties and 56 four-bedroom homes.

Design features include a tree-lined boulevard, a large pond area with wetland planting, a central green, and integrated cycleways and footpaths.
Access to the development will be through Murton Lane in the north and Cedar Crescent in the south.
Land director for Bellway North East, Miles Crossley, said: "Our exciting plans are to regenerate this brownfield land and to return it to residential use by delivering a sustainable new neighbourhood with a variety of two, three and four-bedroom houses designed to meet the specific requirements of the local housing market.
"This will be a highly sustainable development, featuring a range of energy-efficient homes, with electric car charging points and solar PV panels provided to help residents minimise both their carbon emissions and energy bills."
