A whopping 587 new homes could be built at a 106-acre site in Middlesbrough. 

Bellway is hoping to build a string of "high quality" private and affordable homes at Stainton Vale Farm, located near the Sporting Lodge Inns Hotel and bordering the A19. 

The developer wants to transform the predominantly agricultural land into a mixture of two, three, four, and five-bedroomed homes, as well as some affordable housing and properties for the elderly. 

The "thoughtful" development would feature a "well-connected network of pathways for pedestrians and cyclists" as well as open spaces and "ample" play areas at the entrance, along the boundaries, and at the heart of the site. 

Bellway wants to ensure house designs are both "sensitive to their context" while "avoiding a pastiche recreation of past styles."

The design and access statement, submitted to Middlesbrough Council, states: "It is the intention to create a distinct aesthetic and architecturally cohesive neighbourhood with an open aspect over communal key open spaces and the landscaping beyond the site boundaries."

The new homes would be accessed via Low Lane, with an improved signalised junction incorporating Toucan facilities at the junction of Stainton Way/ B1380/A1044. 

The development also seeks to provide new access on the B1380 in the form of a three-arm roundabout and an internal road that allows for buses.

The proposals - which Bellway say have been submitted in a bid to meet the area's growing housing needs - also includes work to enhance Stainton Beck and a new crossing. 

Plans are also in place for a pedestrian link spanning the Parkway footbridge.

The developer already has a huge number of estates across Teesside, in the likes of Wynyard, Yarm, Hartlepool, and Middlesbrough. 

It was also awarded with a five-star builder status from the Home Builders Federation for the eighth year running. 

Martyn Earle, strategic land director, said: “These plans for Stainton Vale Farm would bring more high-quality, energy-efficient private and affordable homes to Middlesbrough. This would help people looking to buy, rent or explore shared ownership options.

“We shared our vision for the scheme with the council and the local community before submitting a planning application.

"Taking their feedback on board, we have proposed a scheme which would provide ecological benefits, great transport connections and a boost to the local economy through job creation.

“The development would be centred around a green open space. Our landscaping proposals would protect and enhance wildlife habitats, and a new bus loop would provide easy access to public transport.”

He continued: “This location has previously been identified as a suitable place for new homes to be built and is highlighted as an allocation in the Draft Local Plan.
