THE installation of a glazed outdoor seating area with retractable canopy for a cafe and desserts lounge in Durham has been proposed to Durham County Council.

The plans also include replacement windows and internal alterations at 19A Silver Street Durham.

The applicant aims to renew the existing oriental restaurant and takeaway to an ice cream parlour cafe.

The interior furniture and finishes will be modern while working within existing building footprint.

On the front elevation the proposal would be to provide takeaway ice creams through existing ground level window for passing trade, new window and folding timber security shutters to be installed, ‘like for like’ to match existing.

The side elevation of the building is the main addition to the property with the proposal being the installation of aluminium framework with fully retractable PVC fabric roof panels to open up the external area.

Due to the site shape some panels will be fixed glass roof panels.

To enhance the customer experience, the proposal would be to include sliding, stacking glazing panels to elevations. This would allow natural ventilation and predominantly open air customer experience.

Once beset with heavy traffic, now the street is pedestrianised with controlled service access to the retail units.

In itself, the building is not worthy of listing, but it enjoys non-designated heritage asset status because of its contribution to the group value of the city’s medieval framework.

At its upper end, Silver Street joins Market Place and is one of the busiest streets in the historic core, dominated by modern shop fronts.

The building is in a rear position on side street to Silver Street with river views.

It is two storeys to the street with simple slate-covered roof forms. The lower ground floor is faced with a river view.

Owing to the buildings position and the site’s narrowness, there is very little building exterior open to public view unless on riverside walk.

The plan extends for practically the full depth of the plot and terminates with a small triangular yard/ terrace to the rear.
