Full planning permission for the demolition of a popular A66 pub to make way for nine homes has been submitted to North Yorkshire Council.

The Smallways Inn, on the A66 near Newsham, Richmond, is still currently open, and the current landlord has a lease until April 2025.

The planning statement accompanies a full planning application for the demolition of the existing public house and the erection of nine dwellings, together with landscaping and associated works.

A car parking area will be provided to the rear of the proposed dwellings, accessible via the above-referenced access between the two terraces.

The proposed cottage-style properties and use of traditional style materials and features, such as coursed artificial stone, slate effect tiles, and chimney pots, are deemed preferable to properties of a more contemporary design and materials palette.

The incorporation of chimney pots are reflective of existing features on the public house.
