PLANS have been submitted to North Yorkshire Council for a residential development for 12 houses and garages in a field on the outskirts of Tollerton, near York.
The proposed development, off Alne Road, Tollerton, comprises a small L-shaped field on the north side of Alne Road, on the western edge of Tollerton.
The application proposes the erection of 12 dwellings arranged along a private road accessed from Alne Road.

According to a planning statement prepared by Paul Skelton Planning on behalf of the applicant, JED Estates Ltd, three of the dwellings will be affordable bungalows. The road will predominantly be constructed to an adoptable specification.
The statement adds: "The existing mature hedgerow and trees along the boundary with Alne Road will remain, with a row of bungalows extending back into the site fronting onto the access road.

"The two storey houses will site at the back of the site and would be largely, if not entirely screened from views from Alne Road by the existing boundary hedging.
"There will be pockets of open space throughout the site giving the development a spacious feel whilst also providing space for the protected trees.
"The mix of dwellings has been chosen to best meet the needs of the local community and comprises of nine bungalows and three two-storey dwellings.

"Of the bungalows, there will be a mix of 1, 2 and 3-bedroom detached and semi-detached properties to cater for a wide range of local needs. In addition, there are two two-storey semi detached dwellings and a single three-bed, two-storey detached house.
"Each property shall have allocated parking spaces, typically to the side of the property it serves, with a small parking court serving the semi-detached bungalows in the centre of the site, which will be overlooked by adjacent dwellings.
"The one bed units shall have one allocated space, with the two and three bed properties at least two spaces each, some with a single or double garage."
