A revised scheme has been drawn up to bring a vacant pub site back into use.
Outline planning permission was granted last year for the former Normanby Hotel, in Normanby, Middlesbrough, by Redcar and Cleveland councillors.
The three-storey development is slated to include a pub and restaurant, five retail units and 13 apartments with balconies.
The restaurant, which would be at first floor level, is a new addition to the newly submitted plans, while the number of flats has increased from the original 11.
Meanwhile, there are two further retail units planned – being three previously – while four new car parking spaces are due to be created adding to the existing 19 in the grounds of the pub.
Local residents have until July 3 as part of a public consultation to comment on the revised scheme, which is due to be delivered by Teesside developer Peter Hall and his company Liverton Ltd.

At the last count there were nearly 20 objections from neighbours lodged with the planning authority commenting on the latest plans.
Some pointed out that there were already several empty retail units in the vicinity of Normanby High Street.
Another described the potential for a “total traffic nightmare” with the development being close to the busy Normanby Top junction.
Comments were also made over the flats overlooking existing homes and affecting privacy.
The Zoe’s Place charity and hospice, which is directly to the east of the former pub, has also continued its objection.
A representative wrote: “We have a children’s play area as well as an end-of-life suite, counselling facility and family accommodation directly behind the premises.
“We do not want these to be overlooked or negatively affected.”
An application form suggested the overhaul of the derelict site could create 30 full-time jobs, along with 20 part-time jobs.

Speaking at a council meeting in July, which granted the outline planning permission, former Teesville ward councillor Vince Smith suggested more parking spaces were needed and said he wanted to see a smaller scale development.
Meanwhile, Councillor Malcolm Head said he wanted to see some progress, the planning authority had gone “round and round” on the site over the past four years with a number of schemes having failed to get off the ground previously.
He also said it was a “bit of an eyesore”.
