FURTHER details of plans for a nine-house development near Darlington have been submitted to the local planning authority.
The application is for reserved matters approval relating to appearance, landscaping, layout and scale for the erection of home homes at land Off Merrybent, A67, near Darlington.
Maple Oak Living and Karbon Land Ventures Limited have compiled details about the residential development on Coniscliffe Road (A67), Merrybent.

The submitted reserved matters application proposes the construction of nine new dwellings, including a pair of semi-detached bungalows, catering to the accommodation needs of the elderly.
The development will feature seven four-bedroom homes and two two-bedroom bungalows, all facing south towards the A67 providing frontage to the street along with the neighbouring developments.
Each dwelling has a private driveway, with all plots providing space for a minimum of two vehicles.

Parking is situated either at the front or side of the properties.
The site entrance is off Coniscliffe Rd (A67). The street design incorporates elements to enhance natural surveillance along pedestrian routes.
The access off Coniscliffe Rd (A67) at the south side of the development is to be created and the existing hedgerow to the south needs divided to allow for access.

The roads in the site consist of two separate private drives with separate access to either side of the site, with a front driveway /garage parking solutions, where all dwellings have space for at least two vehicles.
Sustainability features include pedestrian and cycle routes; high-quality realm and landscaping; biodiversity and habitat improvements; EV charging points; and energy efficient housing.
To compensate for the loss of hedge and landscape area, new native plants and tree species of local provenance will be provided to allow foraging and refuge for a range of wildlife species to increase overall biodiversity.
