PLANS for the construction of a detached four-bedroom agricultural workers dwelling with detached garage, at Plane Tree House, Maunby, Thirsk, North Yorkshire, have been submitted to North Yorkshire Council.

Plane Tree Farm extends to approximately 368 acres and comprises a mixed arable and livestock farm and forms part of a wider farming business of approximately 1,000 acres.

The holding also includes 17 ponds which have been used for carp rearing since 2000.

The holding supports a pedigree Texel ewe flock (Plane Tree Texels, MV Registered) with more than 200 breeding sheep.

In addition, the farm rears approximately 2,500 pigs per annum on contract for Ian Mosey with batches based on an all in and all out system.

Pigs come onto the holding at approximately 40kg and are housed in the sheds on a straw based system until they reach the optimum weight of circa 110-120kg.

The pigs require significant attention to ensure that they receive adequate feed and water and to monitor any pigs for disease/illness. SMR 12 pig Welfare and SM13 Animal Welfare are applicable.

The proposed dwelling would be situated immediately to the north east of the farm buildings and steading in a well screened position with an existing access track leading to the proposed site.

The farmhouse would be within direct sight and sound of the buildings.

There are no facilities available on site for the applicants and they live approximately two miles away which causes significant management and efficiency issues particularly at busy times of the year.

The proposal is to erect a detached four-bedroom house constructed of brick walls under a pitched tile roof (in character with the area and vernacular style) extending to approximately 212 sqm / 2281 sqft.

The farmhouse is to be situated immediately to the north east of the farm buildings and will be within “sight and sound” of the livestock in order to ensure welfare and bio security are upheld to the highest level.
