Signs for a new restaurant in Darlington have been put up on the site of a newly closed venue that shut its doors over the "constant pressures" of running the business.
Rose and Lime on Bondgate in the town closed in the middle of August after citing it had made the "tough decision to call it a day".
In the closure statement, which it posted on its website, it warned people to be "kinder" and "more understanding" to small businesses at a "tough time for independents".

The announcement of the closure was followed by Rose & Lime being included in a Home Office list between January and March 2023 of North East businesses fined for using illegal workers.
It was fined £10,000 on this occasion.
Despite the venue on 24-26 Bondgate sitting empty since the Rose & Lime closure, new signage for another Indian restaurant has been spotted over the last few days.
Named 'Spices2', the new signs have popped up, accompanied by an advert reading "exciting news - get ready Darlington!"
It then adds that it will be 'coming soon' to the town and that the restaurant was a branch of Spices Indian Restaurant.
Spices2 have been contacted for further information on the restaurant, and we will have further information on the venue as soon as we get it.
