PLANS have been submitted to Durham County Council for the erection of 38 homes, hard and soft landscaping, drainage and associated infrastructure at Kays Hall Farm, The Green, Evenwood.
The application proposes the development of eight bungalows, 17 two-bedroom and 13 three-bedroom homes, for Oak Tree Living, on land at the former Kays Hall Farm, Evenwood.
The existing vehicular access from Raby Street, will be upgraded and re-aligned to avoid the existing tree roots. Existing accesses to properties off The Green and to the rear of Raby street will be maintained.

The proposed dwellings at the east will be facing outwards, towards the entrance and open space to create an attractive development entrance.

The remaining dwellings within the development will face inwards, which will create a vibrant street scene, with the core principles of Secured by Design being utilised.
The introduction of bungalows in the northeast corner of the site will also ensure that the proposals will not give rise to any unacceptable overlooking or overbearing impacts on the existing properties at South View.
The proposals include a mix of bungalows, semi-detached and terraced dwellings.
Soft landscaping will be provided across the scheme in the form of private gardens for each dwelling, as well as the large area of open space to the front of the site.

In addition, the vast majority of trees and hedgerows around the site boundary will be unaffected by the proposals.
All plots will be constructed from a red mix brick type, with contrasting brick heads and cills, along with a grey roof tile.
The site has good connections to facilities and services with bus links to surrounding areas.
