PLANS have been submitted to Durham County Council planning authority to build two properties on land west of Pittington Road, Rainton Gate, near Houghton-le-Spring, County Durham.

The development site is situated within the village of Rainton Gate, located to the North East of Durham.

Specifically, the application site is located of Pittington Road and is positioned directly to the north of Haswell Homer Hill Farm Shop.

Currently, the site is comprised of amenity grassland and extends to 0.2ha.

According to a planning statement prepared by Fairhurst on behald of applicant John Haswell, the site is expected be divided into two plots through the provision of fencing and, to match the prevailing character in the area, each plot is to contain a singular, detached dwelling, occupying a footprint of approximately 125m2.

The proposed dwellings have been set back from the highway to reflect the position and building line of existing houses on Pittington Road.

The proposed development also accommodates sufficient space within the curtilage of the properties to facilitate Electric Vehicle (EV) parking, with passive charging points proposed for each dwelling.

The development site is currently recognised as being contained within the Green Belt.

Policy 20 of the County Durham Plan states that, 'Development proposals within the Green Belt will be determined in accordance with national planning policy.'

The National Planning Policy Framework states that limited infilling in villages is not inappropriate development within the Green belt.

It is considered that the proposed development accords with this exception and therefore, have concluded its acceptability.

To establish this, extensive research has been undertaken to ascertain as to whether the site is contained within a ‘village’ and whether this development would constitute ‘limited infilling’.

Fairhurst consider that the proposed development is situated within the village of Rainton Gate.
