PLANS for 127 new homes on the site of a former steel factory have been submitted.
The proposal seeks planning permission to redevelop the vacant former site of Corus Trailers on Whessoe Road, Darlington, into a large residential development.
Corus vacated the site in 2007, with most buildings on the site demolished in
September 2008, however some hardstanding remnants of building footprints and vehicle routes remain at the site.
The applicant, Gleeson Regeneration Ltd, says the development will consist of two, three and four-bedroom houses, however no affordable housing has been included in the plans. Instead, the developer says its homes are priced “so that they can be afforded by 90 per cent of local couples in full time employment”.
In the plans, each house type has a lounge and kitchen-diner at ground floor level; larger floor area properties have a downstairs w/c and en suite at first floor level, while some properties additionally have a garage for storage.
Each new home will have two parking spaces each with access into the site from Whessoe and Elmtree Street.
The site is bound to the north by industrial development and both residential and industrial developments to the east.
Gleeson Regeneration Ltd said the proposal “aims to sit comfortably within the local setting”.
It adds: “The proposals have used the local styles and materials as a basis to form a strong design identity which has a balanced and considered approach, ensuring that the proposals do not copy the existing built form, but complement it.”
A leaflet drop consultation with the local community has already been conducted to seek initial feedback as the developer awaits pre-application advice from Darlington Council.
An outline application for 250 new homes on the site was approved in 2010 but did not come to fruition after it is believed the applicant could not find a developer.
It is hoped the 127-home development “will boost housing supply in the Darlington area and improve the aesthetic of this longstanding vacant site,” Gleeson Regeneration Ltd said.
“The result is a thoughtful, considered layout that will enhance and reinforce the character of the area.
“The proposed materials will be reflective of the existing character along this part of Whessoe Road, integrating the proposals well amongst existing uses and nearby residential properties.”
A council decision on the new plans is due later this year.
