A COMMUNITY is being consulted over plans to carry out a major regeneration scheme that could mean the demolition of 310 homes.

Residents of the Hetton Downs, in Hetton-le-Hole, are being asked for views on a scheme which includes 450 new homes.

Sunderland City Council's area action plan will provide the framework for development for the next 10 to 15 years, if it is given approval.

A housing survey in 2002 said some housing in the area was beyond repair.

The activity of unscrupulous private landlords had resulted in anti-social behaviour, abandoned homes and housing market failure, the report said.

Councillor Harry Trueman, the council's portfolio holder for public health and housing, said: "Throughout this process, we have consulted the community at every stage.

"It hasn't always been easy, but I think it's fair to say the majority of people see this as a once-in-a-lifetime opportunity to revitalise what was once a thriving community and make it a place where people are proud to live and work.

"This is a very exciting time and a one-time opportunity to deliver some very serious regeneration in an area that very much needs it."

The plan has been developed by consultants Nathaniel Lichfield and Partners. It follows consultation with residents, community groups and agencies.

It would feature new housing for sale, rent and shared ownership, and a combination of social, community and environmental improvements.

Residents can comment on plans, which will be displayed for six weeks in the Hetton Centre.

They can also be viewed at www.sunderland.gov.uk/hetton downsaap and at Sunderland Civic Centre.

The plans will also be taken around the area as part of a mobile roadshow on Saturday, stopping at Market Street, between 10am and 12pm, Hetton Downs at High Downs, between 12.15pm and 2.15pm, and at Hetton Lyons Country Park car park between 2.15pm and 3pm.
