LAMBERT Smith Hampton has received revised instructions to market the attractive Halegrove Court office scheme at Bowesfield in Stockton.
The scheme is now in the hands of Eglinton Developments which is rolling out a fresh programme of sales.
Whilst there remains a significant amount of office space available on Teesside, a fair degree of this stock is available to lease within older, larger multi-occupied buildings. Halegrove Court offers modern, smaller self-contained own front door style accommodation in an attractive courtyard setting which provides more identity to younger businesses. The units may also appeal to buy-to-let investors, as virtual freehold opportunities such as these are in relatively short supply.
There are five units remaining – two of 1,283sq.ft and three of 1,500sq.ft – with designated parking spaces.
They have been constructed to a good specification which includes suspended ceilings, perimeter trunking and full carpeting. They also have maple finishes throughout. Prices have been significantly reduced to £135,000 for the smaller units and £150,000 for the larger ones.
After a long period in the doldrums there are signs that the office market is now improving, which has resulted in a healthy degree of initial interest in the scheme. Further information is available from the agent Andrew Wright at Lambert Smith Hampton’s Newcastle office.
