PLANS for the demolition of existing structures and replacement with retail units, takeaway and a car wash facility, plant and bin store area, car parking and landscaping, have been submitted to Darlington Borough Council.

The plans refer to Vale Garages, in Long Street, Thirsk, North Yorkshire.

The plans include Tesco Express, Cooplands Bakery and Domino's, as well as a car wash facility and parking for 25 cars.

There will be provision for two EV charging.

According to a planning statement, the buildings are arranged so that customer entrances face towards Long Street, with pedestrian routes connecting to the public footpath at three separate points along the site frontage.

Customer parking is arranged in front of the units, with two vehicular access and egress points to make customer car circulation comfortable and easy to achieve.

Car wash customers are directed to the rear, cars then pass through the facility and exit towards the front. Service and delivery vehicles are routed directly to the rear servicing areas so as not to conflict with customer parking areas.

All delivery and service vehicles will enter and leave the site in forward gear. A layby is provided to ease passing manoeuvres should a service vehicle enter at the same time as another is exiting.

According to the planning statement: "There is a large housing provision on this side of Thirsk, with very little local top-up/day to day shopping facility nearby to cater for it.

"Residents are forced to make their way into town, so increasing congestion and straining the limited parking availability. The units are small in scale and precisely address this very local need.
