Up to 220 acres of land in County Durham has been put up for sale - but anyone who wants to make an offer must have at least £950,000.

Estate agents GSC Grays has announced that the land, which is up from Eldon Moor Farm has come on the market and boasts stocked fish ponds and stunning views, alongside the potential for the arable land.

At a gude price of £1.9m, the large parcel of productive Grade 3, mainly arable land, is divided into two blocks with good access:

• Lot1 - 106.12 acres - £950,000

• Lot 2 - 113.0 acres - £960,000

The land at Newton Aycliffe, is currently sown to Winter OSR, with each field having a 6m grass margin.

The land benefits from ponds of varying sizes which are naturally stocked with trout and perch.

Whilst currently let on an informal basis to the local Angling Association, buyers might be able to enhance these features.

"This is an emerging market, and it will be interesting to see what value the market puts on this opportunity especially in light of the limited number of credits recently auctioned by Natural England at £1,825 per credit and for which I understand there was significant demand.

“Nitrate offsetting could be delivered by land use or management changes that reduce the nutrients entering a watercourse by wetland creation, woodland planting or arable reversion”.

Eldon Moor Farm is situated to the north of the village of Middridge, between Newton Aycliffe and Shildon in County Durham, about 8 miles south of Durham in a productive farming area.
